Highland Beach is a three-mile strip of A1A between Boca Raton and Delray Beach, with the Atlantic on one side and the Intracoastal on the other. Southern Gutters FL services its estates and condo buildings about 30 minutes and 20 miles from our North Lauderdale base, and here the enemy is salt: spray rides the onshore wind every day and quietly eats any gutter hardware not made for it.

Crossing the Intracoastal: how a visit runs on the A1A strip

Everything in Highland Beach is reached from A1A, so we plan around it: arrive early, park where the condo association or homeowner directs, and keep the shoulder clear for the cyclists and joggers who use the road all day.

Wind is the other planning factor. Onshore gusts on the ocean side can make ladder work unsafe by afternoon, so we often start on the ocean face and finish on the Intracoastal side. Condo jobs follow the building manager's contractor hours, and owners who leave for the summer can set up access and get a follow-up call with what we found.

Salt spray and ocean wind on a barrier-island town

Salt has shaped Highland Beach from the start. Twenty-one residents incorporated the town in December 1949, largely so it could build its own water plant after salt water crept into local wells. The town covers about 1.29 square miles, yet only about 0.54 of that is land; the rest is ocean and Intracoastal. The name reflects the site's elevation, roughly 20 to 25 feet above high tide, and that height leaves rooflines fully exposed to ocean wind.

Ordinary fasteners rust quickly in salt air; stainless steel holds up far longer near the ocean.

On the ocean side, gutters face direct spray and blown sand; on the Intracoastal side, the exposure is lighter but still constant. Painted steel screws rust, bare cut edges pit, and mixed metals corrode where they touch, which is why every Highland Beach gutter we install hangs on stainless-steel hardware with every cut edge painted. Old gutters here usually fail at the fasteners first, then at seams where salt has worked under the sealant. Condo buildings, many of them 10 to 15 stories, drain big flat roofs through scuppers and lower-roof gutters, and estate homes carry long tile or metal rooflines that take the full force of tropical-storm wind. Our article on salt air and gutters on coastal homes covers materials in more depth.

Oceanfront condos and Intracoastal homes we serve along A1A

We work the full length of town, from the Boca Raton line north to Delray Beach: oceanfront condominium towers and mid-rise buildings, the estate homes between A1A and the beach, and the Intracoastal-side homes and docks across the road. Addresses here use the 33487 ZIP.

Highland Beach counted 4,295 residents in 2020, but the town roughly doubles in winter, which is when condo boards most want gutters clean and quiet. We are also nearby in Delray Beach and Boca Raton, so mainland and island visits often share a day.

The town is almost entirely residential, so nearly every call comes from a condo board or an estate owner. Typical jobs are swapping rusted hangers and screws for stainless on older runs, clearing scuppers and lower-roof gutters on the condo buildings, and make-safe work on ocean-facing rooflines after a storm. On the beach side we keep ladders and debris off the dune, since these beaches are nesting grounds for endangered sea turtles.

From our North Lauderdale base the crew takes I-95 north to Linton Boulevard in Delray Beach, crosses the Intracoastal and drives south on A1A into Highland Beach.

“Installed seamless gutters all the way around the house w/ 8 downspouts. Great looking work and attentive to the little details around the corners and painting any cut/exposed edges as he went.”

Which gutter services hold up to Highland Beach salt air?

Coastal exposure changes what we recommend. Cleaning matters for corrosion as much as for flow, since wet debris holds salt against the metal, and installation decisions come down to hardware, sealant and how a system resists wind.

What Highland Beach property owners ask us

What makes a gutter last on an oceanfront Highland Beach home?

Hardware and upkeep. Highland Beach incorporated in 1949 partly because salt water had invaded its wells, and that same salt is what shortens gutter life here. We use seamless aluminum to cut down on seams, stainless-steel screws and hangers, and painted cut edges so salt has fewer places to start. After that, regular cleaning and a fresh-water rinse on the ocean side help, because wet debris and dried salt crust keep corroding metal long after a storm passes.

Can you service our Highland Beach condo building's gutters while many owners are away for the summer?

Yes, and many boards prefer it. The town's population of roughly 4,000 swells to about 8,500 in winter, so summer is the quiet window. With fewer residents in the building, walkways and parking are easier to keep clear. We coordinate with the manager on contractor hours and access, clean scuppers and lower-roof gutters, and report any corroded hardware or loose sections so the board can plan repairs before the busy winter months.
