Pressure cleaning in South Florida is a long-standing part of what Southern Gutters FL does, and the job we get asked about most is gutter whitening. White and light-colored gutters slowly pick up dark vertical streaks down the front face, the marks people call tiger stripes, and no amount of hosing takes them off. Meanwhile the shaded side of the driveway turns black with mildew every rainy season.

We handle both. Gutter faces get a gutter-safe cleaner and hand scrubbing, soffits get a gentle soft wash, and driveways and walks get a proper pressure cleaning with a surface cleaner. The key is matching pressure to the surface, because the same blast that cleans concrete can strip the factory finish off a gutter.

What are tiger stripes on gutters, and why do they keep coming back?

Tiger stripes are mostly a runoff problem. When a gutter overflows, or when rain sheets off the roof and over the front lip, the water carries roof grime, mildew spores and airborne soot down the outside face. Those particles bond to the painted aluminum and dry in place, one storm after another, until they form dark vertical bands.

Tiger stripes form where runoff crosses the gutter lip and leaves grime bonded to the paint.

Stripes are usually heaviest below sections that overflow and under shingle roofs already carrying black algae streaks. So a whitening job lasts longer when the gutter itself is clean. Our guide on black streaks on gutters goes deeper into the chemistry.

Signs your gutters and drive are due

Stripes you can see from the street are the obvious one. Others are quieter: a gray film on the soffit above the front door, black mildew spreading from the shaded edge of the driveway, green algae on a north-facing walk, or a white powder that comes off on your finger when you rub the gutter face. That powder is oxidized paint, and it changes what cleaning can achieve.

Gutter whitening or a pressure washer: which is safe?

Plain water at high pressure does not remove tiger stripes well, and it can do real damage. Here is how the options compare:

Ways to remove black streaks from gutters
MethodResults on stripesRisk to the gutter
High-pressure narrow tipPartial; often leaves ghost marksCan etch paint, dent aluminum and push water behind the gutter
Gutter-safe cleaner with soft brushBest; lifts bonded grimeLow, when rinsed thoroughly
Soft wash at low pressureGood for mildew film and light stainingLow; protects soffit vents and seals
Household bleach aloneKills mildew, leaves the gray filmCan harm plants and dull some finishes

We use the second and third together: a cleaner made for painted aluminum, worked in with soft brushes, then a low-pressure rinse.

Gutter whitening visit: what is included, and in what order

A whitening visit is quoted as a defined list, so you know which surfaces get treated before we unload a hose. The core is the outside face of every gutter run and the downspouts attached to it. Soffits, fascia and flat concrete are added when you ask for them, and the inside of the gutter is cleared first whenever it holds debris. Pool decks and anything with a coating are quoted on their own after we see them.

  • Gutter faces and downspouts cleaned by hand with a gutter-safe cleaner
  • Soffit and fascia soft wash at low pressure
  • Driveway, front walk and entry cleaned with a surface cleaner
  • Plants pre-wetted, outlets and fixtures covered
  • A final rinse of walls, windows and walks below the work

The order we work in

  1. Clear the inside. Debris out and each downspout given a hose flow test, so nothing spills down a clean face.
  2. Protect the yard. Beds and shrubs get soaked with plain water; outlets and light fixtures are covered.
  3. Treat and scrub. Cleaner goes on one section at a time and is worked in with soft brushes from ladders on standoffs.
  4. Rinse low. A low-pressure rinse carries the lifted grime away without forcing water behind the gutter.
  5. Soft-wash soffits, then flatwork. Soffits get a gentle wash; concrete gets the rotary surface cleaner.
  6. Walk it with you. A final rinse of anything splashed, then a look at the results together.

Soft wash gutters and soffits without driving water inside

Soffits collect the same gray mildew film as gutter faces, and they sit right next to the vents that let your attic breathe. A pressure wand pointed upward will force water straight into them. Soft washing applies the cleaning solution at low pressure, gives it time to work and rinses gently.

Before we start, plants near the house get wetted down so runoff does not burn them, and outlets and light fixtures get covered. If washing reveals soft fascia or sagging soffit panels, we show you, and the repair falls under our soffit and fascia service.

Exterior gutter cleaning and a clean-out on the same visit

Whitening the face of a gutter that is still full of leaves is wasted effort; the next storm overflows and the stripes start over. When both are on the list, we do a full gutter cleaning first: debris out, downspouts flushed, outlets tested. Only then does the outside get treated, scrubbed and rinsed, so nothing spills down a freshly cleaned surface.

Older gutters sometimes have paint that has chalked or worn thin. Cleaning brightens them, but it cannot put back a finish that is gone. If yours are at that point, we will say so, and color-matched gutters may be the better investment.

Driveway pressure cleaning, walks and entryways

Concrete driveways and walks go dark fastest where shade, sprinkler overspray and leaf drop keep them damp. We clean flat concrete with a rotary surface cleaner, which gives an even finish without the wand stripes you see from a quick DIY job, then edge and rinse.

A surface cleaner leaves an even finish on flat concrete without the wand marks of a quick DIY job.

Pavers get lower pressure so we do not blow out the joint sand, and we let you know if the joints look low afterward. Orange rust marks from well-water irrigation are a different stain that needs different chemistry, so we point them out rather than promising they will disappear.

Typical before

Before paver driveway pressure cleaning: mildew-darkened pavers and green joints in front of a stucco home
Typical condition before a paver pressure cleaning: black mildew, green algae in the joints and gray tire tracks across the drive.

Typical after

After paver driveway pressure cleaning: bright, evenly cleaned pavers with fresh joint sand
After paver pressure cleaning: an even color from the street to the garage, with the joints swept full of fresh sand.

How long does a whitening job last near the coast?

Inland, a whitened gutter that does not overflow can stay bright for a long stretch. Closer to the ocean in Pompano Beach and east Fort Lauderdale, salt film and humidity speed up the return of the grime, and an annual rinse helps. Our article on salt air and coastal gutters covers what else the ocean does to aluminum.

What shapes a pressure cleaning quote

Your free written quote is built from the house in front of us. Linear feet of gutter face and the number of stories set the ladder work. Staining matters: a light mildew film rinses off quickly, while years of bonded stripes take more passes with the brush. Soffit area, the square footage of drives and walks, and the surface itself (bare concrete, pavers or a coating) each change the method. We also note whether there is a working spigot near the job, rust marks needing separate treatment, and whether a gutter clean-out is part of the same visit. Homes inland in Sunrise and across Broward get the same itemized approach.

Wash water, HOA letters and who may do the work

Broward County’s water-quality guidance points out that almost every storm drain in the county runs straight to canals and other surface waters with no treatment. Plain rinse water can go onto lawns and beds; water carrying cleaner should not reach the street drain, so we keep our runoff on the property. Many HOA covenants and some city property-maintenance codes treat a mildewed driveway or stained exterior as a violation, so an association letter is often what prompts the call. Florida’s DBPR licensing targets construction trades, so ask any cleaning company for its insurance certificate.

Why a gutter company should whiten your gutters

We install and repair seamless aluminum gutters, so we know how much the baked-on paint can take and where a seam or end cap will leak if water is forced at it. Southern Gutters FL is family-owned and run by Chance, with crews working Monday to Friday out of North Lauderdale. Of the tags on our 54 Google reviews, Quality, Value and Professionalism come up most, and we take Visa, Mastercard, American Express and Discover. If a gutter is too far gone to brighten, you will hear that before any cleaner goes on.

Pressure Cleaning & Gutter Whitening questions, answered

What causes black streaks on the outside of gutters?

Mostly runoff. When water spills over the front lip, it carries roof grime, mildew and airborne soot down the face of the gutter. Those particles cling to the painted aluminum, and our heat and humidity help mildew take hold. The result is the dark vertical banding people call tiger stripes, usually worst below overflowing sections and under shingle roofs with algae streaks.

Will pressure cleaning damage painted gutters?

It can, if it is done with a narrow tip at high pressure. A concentrated stream can strip or etch the baked-on finish, dent thin aluminum and drive water behind the gutter or into soffit vents. We clean gutter faces with a gutter-safe cleaner, soft brushes and a low-pressure rinse instead. If the paint is already chalky or peeling, we explain beforehand what results to expect.

Can you clean inside and outside of gutters in one visit?

Yes, and that is the best order to do it in. We clear the inside of the gutters and flush the downspouts first, so any spillover during cleaning does not run down a freshly whitened face. Then we treat and scrub the outside, rinse, and finish with the walls or walks below if they are part of the job.

Do you pressure clean driveways and pool decks too?

Driveways, front walks and entry areas, yes, and many customers add them to a gutter visit. Concrete and pavers each take a different pressure and approach. Pool decks we quote case by case, because coatings, travertine, screen enclosures and pool water chemistry all change the method. Ask when you book and we will tell you what fits.

How often do gutters need whitening in South Florida?

Every year or two for most homes, sooner on the coast. Stripes come back fastest below sections that overflow, under shingle roofs with algae streaks, and wherever salt film and humidity keep the face damp. Keeping the gutters clean slows the return more than anything, so pairing a whitening with a seasonal clean-out makes the result last.
