North Lauderdale is our home city. Southern Gutters FL runs its crews out of 1340 Avon Ln, between Hampton Blvd and W McNab Rd, so gutter cleaning here is often a 6-minute, one-mile trip. The local difference is how the houses drain: 1970s and 80s single-story CBS homes and townhome rows with short runs, often a single downspout per side, sitting beneath black olive and ficus trees.
Our Avon Ln shop and the McNab Rd neighborhoods around it
We work across every part of North Lauderdale: the single-family blocks near Hampton Pines Park, the neighborhoods along Kimberly Blvd and Bailey Rd, the townhome and villa communities off SW 81st Ave and Rock Island Rd, and the streets running east toward State Road 7. Because our trucks leave from Avon Ln each morning, many of these streets are on the way to jobs elsewhere in Broward.
Hampton Pines Park, the city park off McNab Rd just west of Rock Island Rd with its lake and walking trails, is a few minutes from the shop, and the streets around it are a short hop for our crews. The typical jobs within a mile or two of Avon Ln: outlets cleared under black olives, end caps swapped, a sagging townhome run re-pitched, and the occasional removal-only job ahead of a reroof.
Chance has owned the company since about 2020, and having neighbors as customers keeps us honest. The themes in our 4.9-star Google reviews, from showing up on time to cleaning up after the job, mean more when the reviewer lives a few blocks from the shop.

“So far so good. They haven’t completed the work yet but I have really enjoyed working with the owner. Will update on how the job goes!”
1970s–80s CBS homes, townhome rows and black olive litter
North Lauderdale was incorporated in 1963 on what had been dairy pasture, and architect Morris Lapidus laid out its first plan. The houses came fast after that: the census counted about 1,200 residents in 1970 and more than 18,600 by 1980, passing 40,000 by 2010. So the typical home is a concrete-block single-story with a low-slope shingle or flat-tile roof, or a townhome sharing a long roofline with its neighbors.

Black olives are the main culprit. They drop small leaves and seed pods steadily, with heavier flushes through the year, and ficus adds sticky leaf litter and fruit. On a 20-foot run with one outlet, that material settles right at the drop and creates a dam. Water then backs up, spills over the front edge and stains the stucco or soaks the fascia. Short runs sound easy, but when that one outlet clogs there is no second downspout to take up the slack.
Townhome rows add one more twist: a clog on your neighbor's section can push water onto yours. That is why HOAs here often schedule the whole building at once.
The ground adds to it. The city covers about 4.7 square miles of flat, inland land dotted with lakes and retention ponds, so salt is not the enemy here; slow-draining yards are. A downspout that empties at the slab leaves water standing against the block long after an afternoon storm has passed.
What neighbors off Kimberly Blvd and Bailey Rd book most
Cleaning is the bread and butter here, followed by small repairs on aging hangers and end caps. When a run is past saving, we roll-form a new seamless one on site. If black olives shade your roof, our guide to black olive trees and gutters in Broward explains the debris cycle in more detail.
How does a visit work when the crew is a mile away?
Being close changes the rhythm of the job. We can drop by to measure for a written estimate between other calls, look at an overflow the same day when the schedule allows, and if something looks off after a heavy storm, a follow-up check is a short trip.
- We confirm whether you are in an HOA and whether the association or the owner handles gutters.
- The crew covers plantings, sets ladders with standoff stabilizers, and hand-cleans every run.
- Each downspout gets flushed; on short runs we watch the outlet closely because that is where black olive pods settle.
- We check hangers, end caps and fascia, then photograph anything that needs attention.
- Debris is bagged and hauled, walks are rinsed, and you get a quick rundown before we leave.

What North Lauderdale property owners ask us
How fast can you get to a North Lauderdale home from your Avon Ln shop?
Most North Lauderdale addresses are about a mile and roughly 6 minutes from our shop, so travel is rarely the hold-up. How soon we arrive depends on that day's schedule. When it allows, we can often look at an overflowing gutter or a loose run the same day. We will give you an honest time window when you call rather than a guarantee.
Do black olive trees on North Lauderdale streets really need quarterly gutter cleaning?
If a black olive overhangs your roof and your runs drain through one outlet, quarterly is often the right pace. The tree drops fine leaves and seed pods steadily, and they settle at the downspout. Homes with trees set farther back may manage with two or three cleanings a year. Micro-mesh guards can stretch the interval.
Can you clean gutters on a North Lauderdale townhome without HOA approval?
Routine cleaning usually does not need approval, but check your documents first. Many North Lauderdale townhome rows share one roofline, so some associations handle gutters for the whole building, restrict outside contractors on common areas, or ask for a certificate of insurance, which we can provide. Replacement, color changes or new downspout locations almost always need architectural approval before work starts.
What does a gutter cleaning cost for a single-story CBS home in North Lauderdale?
We do not quote blind, because the price is built from a few factors: total linear feet, number of downspouts, how packed the debris is, roof type and access, and whether you want guards cleaned or debris hauled away. Most homes here are one-story CBS houses from the 1970s and 80s, which usually sits on the simpler end. Our gutter cleaning cost guide explains each factor, and we give a written quote first.
