In most planned communities across Broward and Palm Beach, HOA approved gutters are the only kind you can install without risking a violation letter. The architectural committee wants to see the color, the profile and where every downspout will land before anyone climbs a ladder, and getting that application right is half the project.

We handle both halves. At the estimate we hold real color samples against your fascia, trim and stucco in daylight, then assemble the drawings, specs and color information your association asks for. Once the approval letter is in hand, we form seamless aluminum gutters in the matching baked-enamel finish on site and install them with the same 3-year workmanship and 20-year materials warranty as all of our seamless gutter installation work.

What your HOA expects before new gutters go up

Your community’s declaration of covenants almost certainly gives an architectural review committee authority over exterior changes, and gutters count. Adding them, changing their color or moving a downspout to the front elevation usually needs written approval first. Installing without it can bring violation notices and a request to remove or redo the work at your expense.

Florida law frames that authority. Under section 720.3035 of the Florida Statutes, a homeowners’ association committee may review only what the declaration or its published guidelines allow, which is why the written guidelines, not a neighbor’s opinion, decide what gets approved. Many management companies also ask for the contractor’s certificate of insurance before work starts.

Rules differ from one association to the next. Some publish an approved color list; others say gutters must match the fascia, or that downspouts must match the wall they run down. Our guide to HOA gutter rules in Weston, Wellington and Coral Springs collects the most common requirements.

What goes into an HOA gutter approval packet?

Associations ask for slightly different things, but a complete application usually includes:

  • The association’s own architectural application form, signed by the owner
  • The gutter color name and a physical chip or photo of the sample against your trim
  • A product description: seamless aluminum, profile (K-style or half-round), size and downspout size
  • A site plan or survey copy marked with every gutter run and downspout location
  • Current photos of the elevations that will change
  • The contractor’s certificate of insurance, which many management companies require

Comparing real color samples against the house in daylight is the most reliable way to choose a match.

We prepare the drawings, product details and color information, mark up your survey, and provide our insurance certificate. You sign and turn in the application, since associations need it to come from the owner.

What the job covers after the letter arrives

  • Seamless aluminum gutters formed on site from coil in your approved baked-enamel color
  • Downspouts in the same color or the wall color, exactly as the approval reads
  • Stainless-steel hardware and cut edges painted to match, so no bare metal shows
  • Removal and haul-away of any old gutters
  • A water test, cleanup and completion photos for your association file

Gutter colors on the chart for colored aluminum gutters

Our aluminum coil carries a baked-enamel finish applied at the factory, which holds its color far longer than paint brushed on in the field. The selection is wide, and we bring the physical chart to the estimate because a color on a phone screen never looks the same against real stucco.

Common color families and where they work
Color familyTypical pairingWhat to know
WhitesWhite fascia and trim; most common HOA requirementShows mildew and black streaks sooner
Almond, sandstone, tanBeige or cream stucco; tan tile roofsBlends into the wall rather than the trim
Clay and brownsTerracotta barrel tile; darker trimHides dirt and roof stains well
BronzeDark window frames and bronze screen enclosuresPopular in Mediterranean communities
Grays and blackModern builds with gray or black trimCheck the approved list; not every HOA allows them

What moves the price. Linear feet and the number of stories set the base. A stock color costs less than a special-order coil, and a two-tone system adds a second color of downspout stock and trim pieces. The number of downspouts, removal of old gutters, field-painted accessories and any underground connections each add a line. A packet that comes back with conditions can change the scope, so we revise the quote rather than guess. The written quote names the exact color and finish, so it can be attached straight to your application.

Matching gutters to trim, fascia or stucco

Owners usually call when something no longer lines up: the trim was repainted and the gutters are the old shade, a white downspout cuts a stripe down tan stucco, years of UV have chalked a bronze finish, or the committee sent back an application that listed no color at all.

There are three common approaches, and your association may dictate which one you use. Matching the fascia is the most common, because the gutter then disappears into the roof edge. Matching the roof tone works on tile homes where the fascia is hidden by a deep overhang. Matching the body color is mostly for downspouts, so they vanish against the stucco rather than drawing a vertical line down the front of the house.

A downspout in the wall color nearly disappears, which many associations prefer on the front elevation.

Two-tone systems are common: gutters in the fascia color, downspouts in the wall color. If your house is being repainted, we match to the new colors, not the old ones, so schedule gutters after the painters are done.

Typical before

Typical condition before color-matched gutters: chalky white runs with mildew streaks that no longer suit the repainted trim.

Typical after

After color matching: bronze seamless gutters and a bronze downspout that line up with the window frames and read as part of the house.

White or bronze gutters: which handles Florida sun and mildew better?

White is the most requested color and the one most associations approve without discussion. Its weakness is appearance over time: tannins from leaves and mildew from our humidity show up as black streaks on the face. Bronze and darker browns hide those streaks and look sharp against bronze window frames and pool cages.

Bronze hides the tannin and mildew streaks that show up quickly on white gutters in humid South Florida air.

Whatever you choose, a gentle soft wash keeps the finish clean without stripping it. Our pressure cleaning and gutter whitening service is built for that.

How long from application to installation day?

The installation itself is usually a single day. The variable is the association: many committees review applications on a monthly cycle, and an incomplete packet can push you to the next meeting. That is why we try to get the paperwork right the first time.

  1. Estimate in daylight. We hold physical chips against fascia, trim and stucco and mark every downspout on your survey.
  2. Packet assembled. You receive the drawings, product details, color names and our insurance certificate.
  3. Owner submits. You sign the form and turn it in to the management office.
  4. Approval received. If the letter adds conditions, such as a different downspout color, we adjust the plan to match.
  5. Install day. Gutters are roll-formed on site in the approved color, hung, tested and the site cleaned.

Why owners in deed-restricted communities across Weston, Parkland and Coral Springs call us: reviewers mention our wide selection of colors and cut edges painted as the crew works, and Value and Quality are the tags they chose most. Chance has owned the company since about 2020 and still treats the paperwork as part of the job. You get completion photos for the association file, a follow-up call afterward, and the 3-year workmanship and 20-year materials warranty on the installation.

“Southern Gutters FL is an outstanding company, from start to finish. Contacted them on a Sunday thinking that I would not get a response till Monday, wrong received text from them shortly after leaving message. I explained my issue provided photos and architectural rendering received detailed response with what would be needed to correct a poor installation from another gutter company in this area and me playing Bob Villa which I don't recommend "I completely pulled the gutters out and off the house well mostly off some was still hanging" 😭🤪 and a quote for service and they installed two days later making my back yard perfect for the 4th of July weekend. First two photos was my Handy work 🤯 the next two are after Southern Gutter was finished with perfect installation and gutters that actually drain.”

Color-Matched & HOA-Approved Gutters questions, answered

Do you help submit gutter plans to my HOA?

Yes. We prepare the drawings, product details and color information, mark your survey with every gutter run and downspout location, and provide our certificate of insurance. Because associations want the application to come from the owner, you sign and turn it in. If the committee asks questions, we answer them and adjust the plan before resubmission.

How many gutter colors do you offer?

We carry a wide selection of baked-enamel aluminum colors, from several shades of white through almond, tan, clay, browns, bronze, grays and black. Because screen colors are unreliable, we bring a physical color chart to the estimate and hold the samples against your fascia and stucco in daylight before you decide.

Can gutters be painted to match later?

Yes, aluminum gutters can be painted with the right prep: a thorough cleaning, light scuffing and an exterior paint suited to metal. A field-painted finish won’t last as long as the factory baked enamel, though, and it will need touch-ups. If you are changing colors, new gutters in the right finish are often the better long-term answer. Painting may also need HOA approval.

Which HOAs in Weston and Wellington require approval for gutters?

Most of them. Weston and Wellington are largely made up of planned communities, and planned-community declarations typically require architectural approval for exterior changes such as gutters, colors and downspout placement. We can’t speak for every association’s rules, so check your community’s architectural guidelines or call the management office; once you have them, we can help you read the gutter requirements.
